No law makes tenants or owners in Spain insure their home; a lease or a mortgage can require it, and the bank must accept an equivalent policy from any insurer. Published entry prices: Tuio from EUR 5 a month for renters or owners, and MAPFRE from EUR 120 a year, as of October 2026. Insure the real value: if you under-declare, the insurer pays only in proportion (LCS art. 30). To stop a renewal, give written notice at least one month before it ends.

What Does Home Insurance Cost in Spain?
Only a few providers publish an entry price; most give quotes only. These are the providers' own from-prices; your price depends on the home and the cover.
| Product | For | From | Insurer |
|---|---|---|---|
| Tuio Hogar Inquilinos | Home: renters | EUR 5 a month | Allianz Direct |
| Tuio Hogar Propietarios | Home: owners | EUR 5 a month | Allianz Direct |
| MAPFRE Hogar | Home | EUR 120 a year | MAPFRE |
Tuio is a broker and underwriting agency (DGSFP J4039 and AS0129); its home cover is underwritten by Allianz Direct, as stated on its site.
Which Rules Matter When You Claim or Cancel?
| Topic | Rule | Legal basis |
|---|---|---|
| Under-insurance (regla proporcional) | If the sum insured is below the real value when a claim happens, the insurer pays the loss in the same proportion. The parties can agree to exclude this rule in the policy. | Ley 50/1980 (LCS), art. 30 |
| Cancelling at renewal | Policies renew for up to a year at a time. You can stop the renewal by written notice at least one month before the period ends; the insurer needs two months, and must tell you of any change to the contract at least two months before the period ends. | Ley 50/1980 (LCS), art. 22 |
According to the research, extraordinary risks such as major floods (DANA), storms and earthquakes are paid by the state Consorcio de Compensacion de Seguros, not your insurer, and only if a qualifying damage policy is in force; you claim to the Consorcio.
Can a Bank Make You Buy Its Home Insurance?
| Topic | Rule | Legal basis |
|---|---|---|
| Insurance with a mortgage | The lender may require a policy guaranteeing the loan and damage insurance on the mortgaged home, but must accept an equivalent policy from any insurer, at signing and at every renewal. It may not charge for reviewing your policy, and accepting it may not worsen any loan condition. | Ley 5/2019 (LCCI), art. 17.3 |
Which Policy Fits Your Situation?

Frequently Asked Questions
Do I need home insurance as a tenant in Spain?
The law does not require it, but your lease may. A renters policy covers your contents and your liability to the landlord and neighbours; Tuio's starts at EUR 5 a month on its own site (October 2026).
Does home insurance cover DANA-type floods?
According to the research, extraordinary floods are paid by the Consorcio de Compensacion de Seguros, not your insurer, and only if a damage policy is in force when it happens, so keep the policy active.
How do I cancel home insurance in Spain before it renews?
Send written notice at least one month before the current period ends (LCS art. 22). The insurer must tell you of any change to the contract at least two months before the period ends.
What is the proportional rule in Spanish home insurance?
If the sum insured is below the real value when you claim, the insurer pays only the same proportion of the loss (LCS art. 30), unless the policy excludes the rule.
